booking conditions

PRICEs
Prices are on a per room per night basis and do not include 21% VAT.

deposit

At the time of booking, a 50% deposit of the total room price has to be paid and a credit card number (no AMEX) must be provided. The remaining amount must be paid 10 days before arrival by bank transfer or by card.

booking confirmation

Bookings are confirmed once we have received your deposit payment. Once a booking is confirmed, we reserve the right to charge the following cancellation fees:

booking cancellation

With more than 30 days notice we will keep 10% of the booking total. Between 30 and 10 days, both included, we will keep 50% of the total of the booking. With less than 10 days notice, no show or early departure we will keep 100% of the booking total. 

Please note that no dates changes or refunds are possible if you made your booking using a voucher.

baby bed

Baby bed at an additional charge of 20€ + 21% taxes per night.

minimum nights

we only accept bookings of minimum 2 nights.

check-in / check-out

On the day of arrival, check in time is between 4pm and 8pm. For a later check in time please contact us in advance. On the day of departure check out time is at 11am.

maintenance

In the event of a thorough cleaning being necessary or requested, an extra charge of €20 per hour will be added to your bill.

damages

In case any damage is cause by you during your stay we reserve the right to charge you for the estimated damage caused.

non-smoking concept / no pets allowed

We are a non-smoking concept  and unfortunately we cannot accommodate pets.

forgotten personal belongings

  1. No Liability of the Host
    The host shall not, under any circumstances, be held liable for the loss, damage, or disappearance of any personal belongings of the guest or their visitors, whether such items are present during or after the stay. The safekeeping of personal property is entirely at the guest’s own risk.

  2. Removal and Storage of Items
    If the guest leaves personal belongings behind after check-out, the host has the right – but not the obligation – to remove such items from the property. The host may, at their sole discretion, temporarily store, dispose of, or donate these items without any liability for loss or damage.

  3. Storage Period
    Any items that the host chooses to store will be kept for a maximum period of 30 days. After this period, all rights of the guest to reclaim the items shall expire, and the host may permanently dispose of, destroy, or donate the belongings without further notice or compensation.

  4. Return and Associated Costs
    If the guest requests the return of any forgotten items, all costs related to packaging, shipping, and administration shall be borne entirely by the guest. The host assumes no responsibility for any damage, loss, or delay during transport.

  5. No Obligation to Notify
    The host is under no obligation to contact the guest regarding forgotten belongings. It is the sole responsibility of the guest to reach out to the host if they believe they have left any items behind.
